A first home buyer loan is a home loan used by someone purchasing their first residential property. While the loan itself may be similar to other home loan products, first home buyers may have access to government schemes, grants, concessions or reduced deposit requirements depending on their circumstances as well as the the property being purchased and the state or territory in which they are buying.
Buying a first property can also involve several costs and lending requirements that may be unfamiliar to someone who has not previously purchased property.
Our team can help guide you through the process of purchasing your first property.
First Home owners have access to a range of scheme, grants and concessions designed to get first home buyers into the market and purchase their first home.
The amount required to purchase a property is generally more than just the deposit. Buyers may also need to consider costs such as stamp duty, conveyancing, inspections, lender fees and other transaction costs.
Depending on eligibility, first home buyers may be able to access government initiatives designed to assist eligible purchasers. Eligibility requirements, property price limits and available benefits can change over time and may differ between states and territories.
Lenders also have different requirements relating to minimum deposits, genuine savings, employment history, borrowing capacity and the types of properties they will accept as security.
The First Home Owner Grant (FHOG) is a government payment designed to help eligible first home buyers with the cost of buying or building a new home. The amount available and eligibility rules vary depending on the state or territory, and typically consider factors such as the type and value of the property, whether you’ve owned property before, and whether you’ll live in the home as your main residence. It can be a useful helping hand towards the upfront costs of getting into your first home.
The First Home Guarantee is an Australian Government scheme that helps eligible first home buyers purchase a home with a deposit as low as 5% (2% for eligible single parents), without needing to pay Lenders Mortgage Insurance. Housing Australia provides a guarantee to the participating lender for part of the loan, which can make it easier to buy sooner, although you still need to meet the lender’s normal borrowing and eligibility requirements.
One of the biggest challenges first home buyers face is understanding how much they may be able to borrow and how much they will actually need before making an offer on a property. We can help you work through your deposit, estimated purchasing costs and borrowing capacity, while also considering the different requirements lenders may have around savings history, employment, existing debts and living expenses. We can also explain how pre-approvals, government schemes and the lending process work, so you have a clearer understanding of what to expect from your first enquiry through to settlement. We can compare your requirements across our range of lenders and help you understand the options that may be available to you.

We can review your income, savings, existing commitments, proposed deposit and property budget to help you understand your potential borrowing position.
We can compare relevant lenders, explain deposit and documentation requirements and identify government schemes or first home buyer initiatives that may be relevant to your circumstances.
We can also assist with arranging pre-approval where appropriate, managing the loan application and communicating with the lender throughout the purchase and settlement process.
Our role is to help make the finance side of purchasing your first property easier to understand and manage.

Buying your first home can involve unfamiliar lending requirements, costs and processes.
