A construction loan is a type of home loan designed to fund the construction of a new property or, depending on the lender and project, substantial renovations to an existing property.
Unlike a standard home loan where the majority of the loan is generally advanced at settlement, construction lending commonly involves funds being released progressively as construction reaches the agreed stages.
These payments are generally referred to as progress payments
A Fixed Price Building Contract, commonly referred to as an FPBC, is an agreement between the property owner and the builder that outlines the scope of the construction, the agreed price, specifications and the payment schedule for the build.
For construction lending, the lender will generally review the contract as part of the application process to understand the total construction cost and how funds are expected to be paid throughout the different stages of the build. It is important to be aware that changes or variations made after the contract is signed may result in additional costs and may also need to be reviewed by the lender.
When building a new home, construction is generally completed in a series of stages. These stages can vary slightly between builders, but they usually include the following:
The site is prepared for construction, which may include clearing, excavation, levelling and setting out the home. Foundations are then installed and the concrete slab is poured, creating the base of the property.
The structural frame of the home is constructed. This typically includes the wall frames, roof structure and other major structural components that begin to give the home its shape.
The external structure is largely completed so the property can be secured. This may include the roof, external walls or brickwork, windows, external doors and other elements required to make the building weather-resistant.
Work moves to the internal areas of the home. This can include plasterboard, internal doors, cabinetry, skirting boards, architraves, electrical fittings, plumbing fixtures and other internal finishes.
The final works are completed and the home is prepared for handover. This may include painting, flooring, appliances, final plumbing and electrical work, inspections and rectification of any outstanding items.
For construction loans, lenders will generally release funds progressively as different stages of the build are completed, rather than providing the entire loan amount upfront. These repayments are generally interest only and are paid by the lender directly to the builder .The exact progress payment stages and requirements can vary depending on the lender and building contract.

An owner-builder project is treated differently to a standard construction loan because there is no single licensed builder managing the entire build under a fixed price building contract. Instead, you may be responsible for coordinating trades, managing costs, arranging materials and overseeing the construction process. This can create additional requirements from lenders, including more detailed costings, evidence of experience, permits, contingency funds and closer review of progress payments. Some lenders may also restrict owner-builder lending altogether, which can reduce the number of available options compared with a traditional construction loan.
